Pearland's population jumped from about 91,000 in 2010 to nearly 126,000 by the 2020 census, making it one of the fastest-growing cities anywhere in our service area, and that growth shows in the city's split personality: west Pearland is newer and more suburban, built around large master-planned communities, while east Pearland keeps more of an older, rural feel. Shadow Creek Ranch, a 3,500-acre community with four lakes and 22 miles of trails, and Silverlake, a 1,000-acre community built around roughly 2,500 homes and its own golf club, anchor the west side, alongside Sunrise Lakes, Southern Trails, Southdown, and Lakes of Highland Glen.

About 83% of Pearland's land is residential, and Independence Park — 43 acres with mature oaks, a lake, and trails — is one of the city's signature green spaces. The Clear Creek Trail, a 21-mile master-planned trail system, runs through the area as well, and Mary's Creek feeds into Clear Creek nearby. With growth this fast, we see a steady stream of newly built homes right alongside long-established neighborhoods, sometimes on the very same street. We treat those two contexts differently on purpose — a five-year-old build in Shadow Creek Ranch and a decades-old east-Pearland home call for a different approach to how lights actually attach to the roofline.

Hometown Christmas, decades running

Pearland's holiday season centers on Hometown Christmas, anchored by a Tree Lighting at Independence Park and the Hometown Christmas Parade, which has run for 40 years and counting. Blitzen's Bazaar, a holiday market, runs alongside it, and Second Baptist Church puts on its own "Festival of Lights" display at Independence Park nightly through December — a name that happens to overlap with one of our own service offerings, though the two aren't connected. It's a well-established, multi-generational holiday tradition, and a lot of Pearland families want their own homes looking just as festive.

Pearland's rapid growth also means our schedule fills up fast here every season, so newer residents especially should reach out early — we'd rather plan ahead than rush a design the week before Hometown Christmas.
